COBUY SUCCESS STORY: Creating an Intentional Community

Friends Cameron and Isaac are CoBuy clients who wanted to buy a house in order to create an intentional vegan activists’ community.

CoBuy is an exciting new company with an online platform that makes it easier to buy a home with one or more other people–be it friends, family members, or both.

After the initial introduction, we connected by email and since it wasn’t convenient for them to meet in person, we scheduled a teleconference.

Once we had that call, I had a good idea of what kind of home and the location that they were looking for.

I set up a search for them. Since they were looking for a large home with several bedrooms that could be rented out, the options were limited a bit.

The search turned up five homes that could possibly work.

They wanted to tour them.

I arranged a tour on a Saturday but within a couple of days, one of them was already pending.

We toured the remaining four. The first one had the space that they needed but was in very poor condition.

The next two were possibilities.

The last one was perfect.

It was a nice mid-century home with two fireplaces, a large yard, six bedrooms, three bathrooms, an extra living area, and a second kitchen.

They were reviewing offers upon receipt, so I knew that we would have to move fast.

I spoke with the listing agent and found out that they would wait through the weekend before deciding on an offer.

We got their offer together, ready to submit on Monday.

Their offer was accepted, so we scheduled the inspection and sewer scope, which were pretty clean.

There was an abandoned oil tank on the property that Cameron & Isaac wanted decommissioned by the seller.

We negotiated that as part of the inspection response. The sellers agreed after some negotiating and we moved to pending status.

The lender then ordered the appraisal. Unfortunately, the appraisal came in lower that list price and with some conditions.

We negotiated a compromise on the list price. I met an inspector onsite to help clear one of the appraiser’s conditions.

I sent photos and the report from the inspector to get the conditions cleared. That did the trick.

They were moving toward closing when we got word that the sellers are out of the country, and can only sign closing documents at the embassy, which has limited appointments.

That meant that the closing date would have to be pushed forward.

I had to make an addendum to their agreement to extend the closing date.

As we got closer to the new closing date, I was concerned that the seller’s documents wouldn’t arrive in time to meet the new date.

Fortunately, they arrived the morning of the closing date and the transaction closed near the end of the day.

I delivered the keys to them and they will be moving in shortly, working on creating their community.
